Funny thing about getting your real estate license is that every one knows that you that you just got your real estate license. Every one in your sphere of influence knows that you’re new to real estate and might have some reservations about using you. This may lead them to want to use someone with more experience and who can blame them. However, if my mom and dad taught me anything though it’s the value of hard work and it is something that I feel I can apply for you in your search for your next home.
I got a call the other day from an out of town investor who said that he wanted to look at a multiunit property in Kankakee. I set the appointment and met his brother there and we took a pretty thorough tour through the place. The place needed a lot of work and the client decided that it might not be the right fit for what they are looking for. So I got to thinking; “Now what?” Is this a dead end? How do I help them?
So I got on the computer and started looking through the county at any multiunit property that was listed at one point or another and started calling the owners to see if they might be interested in selling. This lead to some degrading conversations. I got a hold of a man named Mark who lives an hour north of here and let me tell you, he was a peach. He had a thick Russian accent. It instantly brought be back to 2008 Grand Theft Auto IV and the adventures of Nico Bellic. I resisted the urge to ask him how his brother’s taxi service was doing and got straight to the point. I said that I noticed that he had a multiunit property in Kankakee that didn’t sell last summer and I asked him if he’d be interested in relisting it because I have a potential buyer that would be interested in it. He “politely” stated “Why the F would I use you to sell my property” and proceeded to drone on about his business ventures and what not. I reiterated that I might have someone who would potentially be interested in purchasing one of his properties and he said “Maybe I sell, ,maybe I don’t” and that was the end of our conversation. I haven’t heard back yet. I assume his was betrayed by Michelle by now and I won’t hear from him again. (That’s a GTA 4 reference)
I did some more cold calling of expired listings and came across an investment firm that stated that they had over 100 multiunit properties that they would be willing to enter into an agreement with my client if they could narrow down the specifics of what they were looking for. I told the client this and we are working on lining up something that might end up working out. Who knows. Which leads me back to the title of the article; Why should you use me if you are a buyers agent? Well I won’t leave any stone unturned. If your dream house isn’t listed that doesn’t mean that we can’t find it. There are plenty of opportunities out there we just have to find them. As a buyer you have more leverage than you might think you have and it is my job to put you in a situation to use it. If you are pre-approved and ready to move there are many people out there that would be excited to skip the hassle of listing their house for a month and a half and letting countless strangers walk through. I can’t promise you the world but I can promise I’ll do whatever I can to put you in the best situation to get and offer accepted even if I have to contact cranky Russian video game characters.
